N4 Form Ontario — Complete Landlord Guide to Non-Payment Notices
The N4 form is the official Ontario notice landlords use when rent has not been paid in full.
This is often the first formal step in the rent arrears process.
An N4 tells the tenant how much rent is owed, which rental period is affected, the deadline to pay, and when the tenancy could terminate if the issue is not resolved.
When Should You Use an N4?
You should use an N4 when:
- Rent is overdue
- The tenant failed to pay the full amount owing
- You may later file an L1 application
Example of Proper N4 Use
Rent is due on the first of the month, but the tenant pays nothing.
The landlord prepares an N4 on April 2 showing the overdue amount and required termination date.
This is a standard use of the N4.
When Should You NOT Use an N4?
You should not use an N4 when:
- The issue is persistent late payment rather than non-payment
- The problem involves damage or disturbances
- The tenant owes unrelated charges not considered lawful rent
Example of Incorrect N4 Use
A landlord attempts to include utility repair charges and parking fines in the N4 arrears total.
This can create problems because not all charges qualify as rent under Ontario tenancy rules.
Why N4 Accuracy Matters
The N4 is highly technical. A small mathematical error or incorrect date can invalidate the notice and delay the eviction process. This is one reason many landlords prefer guided online preparation tools.
