The N6 form is used in more serious tenancy situations involving illegal activity, misrepresentation of income in subsidized housing, and safety concerns related to unlawful conduct.

These situations are often sensitive and may later require evidence at an LTB hearing.

When Should You Use an N6?

Use an N6 when there is a qualifying issue involving unlawful conduct or misrepresentation.

Example of Proper N6 Use

A tenant is charged with illegal activity taking place inside the rental property that affects safety or lawful use of the building.

The landlord may use an N6 depending on the specific circumstances.

When Should You NOT Use an N6?

Do not use an N6 for:

  • General noise complaints
  • Minor disputes between neighbours
  • Late rent payments
  • Ordinary lease disagreements

Example of Incorrect N6 Use

A landlord attempts to serve an N6 because a tenant plays loud music.

Noise complaints are generally not appropriate grounds for an N6.
