N7 Form Ontario — Serious Damage and Safety Concerns
The N7 form is intended for more serious situations involving major property damage, significant safety risks, serious interference with others, and illegal acts affecting safety.
The N7 is generally considered more severe than an N5.
When Should You Use an N7?
An N7 may be appropriate when conduct creates immediate or serious concern.
Example of Proper N7 Use
A tenant intentionally causes extensive flooding damage to multiple units.
The landlord may use an N7 because of the severity of the damage and impact on the property.
When Should You NOT Use an N7?
Do not use an N7 for:
- Minor maintenance issues
- Small disagreements between tenants
- Routine tenant complaints
- Simple late payment situations
Example of Incorrect N7 Use
A landlord serves an N7 because a tenant accidentally scratched flooring during moving.
Minor accidental wear usually would not justify an N7.
